ONE • INTRODUCTION

Intent of Use

This Design Criteria Manual has been created to guide the Tenant’s design and construction team in preparing drawings, specifications, procedures and sequences that will meet the project’s design intent.

The DCM is intended to allow each Tenant the creativity to express their individual personality and character worthy of a regional flagship while maintaining a first-class shopping center. Tenants and their designers must acquaint themselves thoroughly with the DDCM so their design and construction can proceed in a coordinated and expeditious manner.

Tenants are required to employ competent professionals in the fields of design and construction relative to their development work. The firms or individuals nominated by Tenants to direct these functions are subject to review by the Landlord.

The (Project name) is a (describe the type of project: retail shopping center/mixed-use development/industrial project) and Tenants who have construction to carry out are required to bear this fact in mind when scheduling and directing their work. The Landlord requires the active coordination and consideration of all concerned, so that interference with the business of operating merchants is kept to a minimum.

All dimensions provided in the DCM are approximate. The DCM shall be read in conjunction with tenant outline drawings. The Tenant’s designer is responsible for verifying all dimensions on site prior to commencement of work.

The DCM is not meant to contradict or replace any code requirements that may govern this project. It is the responsibility of the Tenant and its architect, engineers and contractors to comply with all applicable codes. Individual Tenant elements must comply with all accessibility guidelines enforced by national or local jurisdictions. Any questions concerning the information presented in the DCM should be brought to the Landlord’s attention as soon as possible in order to avoid design revisions and delays.

If any discrepancies are found between the Lease and the Criteria, the terms of the Lease shall govern.  All questions, submissions and proposals relative to Tenant work should be directed to the Real Estate Manager or Landlord’s Representative. 

The Landlord reserves the right to alter any section of Design Criteria Manual without notice, which may necessitate a further submission by the Tenant.

Teamwork

The Tenant store design including its signage, design control zone and interiors presented within this manual differs from typical Tenant programs in that it relies on strong teamwork between the Tenant, the Landlord, and their design and construction professionals. Although it is the Tenant’s responsibility to develop and implement a creative store design, both parties and their respective teams will work together to ensure that the right image is created for the Tenant and the project.
